3 Things to Look for in Choosing a Realtor Review

Choosing which Realtor to work with you in the sale of your home is an important decision which should be based on many more factors than the number on the Market Analysis.  Remember, you will be teaming up with this person to sell your home at the best possible price and terms. You need an honest, trusted advisor in who understands all the complexities of the process and can handle the inevitable bumps and challenges along the way with calm and composure. There are a few key things you should take into consideration before hiring an agent

1.      Level of Experience

How long have they been in the business? Do they work full time? How many sales have they had in the past year? Real Estate can be a tricky business, especially in this economy, you need to make sure your agent is experienced in your market place, negotiating contracts and can close your deal.  Not all agents work full time but make sure, if the agent you are interviewing does not work full time or is new to the business, they have access to a competent mentor or work with a team of people helping them service your needs. 2.      Knowledge of both the Neighborhood and the Industry A real estate agent should have market knowledge of the area, and broader knowledge of the real estate industry as a whole. They should also know how to  be honest with you about what is going on in your market and how to price your property. The agent who suggests an unrealistic price just to obtain the listing is going to waste valuable market time and cause much frustration.obtain your listing. It is important that an agent tell you what-you-need-to-know-vs-what-you-want-to-hear, and be able to support their recommendations with facts and legitimate, recent comparable sales.

A great agent :

    has knowledge of properties that may be for sale but not being actively marketed, as well as having specific knowledge about neighborhoods and actively marketed properties.
    will know the details about competitive properties and will be able to explain the pricing differences in order to get to the right price to market your property and get it sold.
    is knowledgeable about local, current and pending code and zoning requirements.
    monitors local and national market conditions, and can interpret and elaborate on news reports and help you make informed decisions.

3.   Their Marketing Plan or Strategy for Selling Your  Property.

    Who are the likely buyers for your property, and how will the agent market to them?
    How are they going to alert prospective buyers and other local agents that the property is on the market?
    Will they hold open houses, and if so, how often?
    What is their internet marketing strategy, and do they offer individual property web sites for each home?

 On top of these vitally important things, there are a few other factors to consider when choosing your agent. Remember, this person is going to be your teammate and a trusted advisor in the sale of one of your biggest assets. You should also LIKE them!

What Separates A Great Agent From the Competition?

    Honesty, trustworthiness and a great reputation among their peers
    Responsiveness & effective communication –You and your agent need to discuss how, when and how often you want to communicate. A great agent willl do things your way, rather than ask you to adapt to theirs!
    Strong negotiation skills – You want an agent that has the negotiation skills needed to get you the best price under the best terms. The agent needs to be trained, practiced and confident when it comes to negotiating !
    Being pro-active rather than reactive when it comes to the inevitable glitches.
    A sense of humor never hurts! The process can be frustrating at times, and an agent who maintains a positive attitude and composure will help keep things running smoothly.
